Program description

PB Inspect (operated by Penn Treaty Properties) sends operational text messages — inspection scheduling and reminders, co-sign and signature requests, report-ready and status notifications, and account messages — to users and tenants who opt in. These messages are operational and transactional; we do not send marketing texts.

How tenants opt in (consent)

Enrolling in text alerts is optional and separate from your lease. It is never a condition of renting, of using PB Inspect, of signing an inspection, or of completing any transaction — all inspection and report links are also delivered by email and in the PhillyBricks tenant portal, so text messaging is only an optional convenience. Choosing not to enroll, or later opting out, has no effect on your tenancy.

A tenant’s mobile number is added to this messaging program only after the tenant affirmatively opts in through one of two voluntary, web-based methods:

• Public sign-up page: A current tenant can opt in at our public tenant text-message sign-up page by entering their mobile number and checking an SMS consent box that is unchecked by default.
• Move-in inspection review: While reviewing their move-in inspection, a new tenant sees an optional SMS opt-in checkbox that is unchecked by default. It is entirely optional — a tenant may check it or skip it, and leaving it unchecked has no effect on their ability to review, complete, or sign the inspection.

On both, the tenant must affirmatively check the box to enroll, and the disclosure shown reads: “I agree to receive recurring SMS text messages from Penn Treaty Properties (PhillyBricks) regarding inspection scheduling, reminders, report links, and maintenance notices for my rental unit. Message frequency varies. Msg & data rates may apply. Reply STOP to opt out, HELP for help. Consent is not a condition of tenancy.” Privacy Policy and Terms links appear on the same page. We record the date and time of each opt-in.

We do not purchase, rent, or message phone numbers obtained from third parties. Only tenants with an active lease relationship with Penn Treaty Properties (PhillyBricks) are eligible to enroll.

Types of messages you may receive

• Move-in, move-out, and mid-lease inspection scheduling and reminders.
• Co-sign and signature requests, and secure links to review and sign an inspection report.
• Report-ready and status notifications, confirmations, and account messages.
• Seasonal maintenance reminders (e.g., air-filter changes and smoke/CO-detector checks).

• “PB Inspect: Your move-in inspection report for 1234 Main St #2 is ready to review and sign: [link]. Reply STOP to opt out, HELP for help.”
• “PB Inspect: Reminder to change your air filter this month and upload a photo here: [link]. Message and data rates may apply. Reply STOP to opt out.”

Message frequency

Message frequency varies. You will typically receive only a few messages per quarter, around inspection and maintenance windows.

PB Inspect does not charge for these messages. Message and data rates may apply.

How to opt out (STOP)

Reply STOP to any message to unsubscribe. After you send STOP, we send a single confirmation message and then stop sending texts to that number.

Supported carriers

This program is supported on major U.S. carriers. Carriers are not liable for delayed or undelivered messages.

Privacy & data sharing

Mobile opt-in and SMS consent: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
